This fast paced and future focused transformation extends across our Land and Property Service, where you will join and work as a key member of our Corporate Landlord function.

Reporting to the Building Assurance Manager this role represents a significant opportunity for an experienced Manager to join us on our transformation journey. As the Reactive Works Manager, will be expected to effectively manage resources to provide the swift rectification of issues raised by council services on a day to day basis. Being at the front end of the maintenance service, you must be customer focused, to ensure that any interruptions or delays to the council services are minimised. You will need to be aware of and work within the parameters of various standards and regulations, including but not limited to; Health and Safety, Building Standards, Industry Standards; and best practice. There will be pressures on resources and budgets so being able to balance this is essential.

Key outputs include:

  • Ensure that the resources for reactive work orders, which may from time to time include minor CapEx works, are deployed in a timely manner so to minimise any impact on council service
  • Ensure that Health, Safety, Quality and Environment (HSQE) requirements within the building maintenance service are maintained and adhered to whilst adhering to wider Surrey policies and industry best practice
  • Regularly monitor the performance of reactive works resources to ensure their performance is in line with agreed Service-Level Agreement (SLA) and take appropriate action when not
  • Provide performance reports and other management information, including data to assist in budget development and forecasting to senior management as required
  • Manage and utilise a small team of Mobile Maintenance Operatives which are expected to enhance our customer service by undertaking odd jobs for the different services
  • Ensure requests for various types of building surveys are undertaken in a timely manner and information is recorded in the appropriate reports and databases
  • Provide Technical Support to your team as and when required.
  • Provide support to the helpdesk to assist them with the swift handling of issues through to the correct resources
  • Ensure that an Out of Hours rota is established and covers any annual leave or sickness (Note - You will be expected to participate in the Out of Hours Rota)

Ideally you will hold a Building Environment qualification and be able to demonstrate managing teams to deliver high quality reactive maintenance services in a pressure environment.
